Question: 
What does DC Home Packages do?

Answer: 
We are the licensed representative for Pacific Modern Homes Inc. in Riverside and San Bernardino counties. We supply panelized home framing packages designed for the owner-builder. PMHI has manufactured quality panelized home framing, built in a controlled environment, since 1968. We have been a representative for PMHI for over 8 years.

 

Question: 
Can you help me with the financing? My bank wants a general contractor to sign on my loan.

Answer:
We are able to get financing for the qualified borrower nationwide. We work with lenders experienced with our product, and specialize in Owner-Builder programs. One company has 22 years in owner-builder construction experience. He is a mortgage broker, with several loan options to fit your needs. Question: 
Is your package the same as a "manufactured or modular" home?

Answer: 
No. This is a home of modern stick construction. We do manufacture/pre-frame the wall sections in a factory environment, allowing for better quality control, not exposed to the elements.

 

Question:
Can you deliver to my area?

Answer: 
Yes. Pacific Modern Homes is able to delivery anywhere in the world. The framing will be built to your local building codes.

 

Question: 
What are the benefits of using a framing package?

Answer:
A framing package is the most cost effective method of construction. A framing package allows you to be an owner-builder. You may do some or all of the work, or hire sub-contractors directly to keep your building costs down. Since the walls panels are constructed in a controlled environment, you have a higher quality of building materials and less job waste. Panelized wall framing allows for a shorter construction time frame and reduces the downtime from inclement weather.

 

Question: 
Do you have contractors to put your packages up?

Answer: 
The package is designed for simplicity for the owner/builder. The instructions are very clear. Any framing contractor will be able to erect our framing packages. However if you are building in our area, we have a referral list we can provide you. Also you may check with your local county builder association/exchange.

 

Question: 
What are the tax and freight costs?

Answer: 
The tax on the framing package is based on the tax rate for the county you are building in. The freight is based on the mileage from the factory in Elk Grove to the property and the number of trucks necessary for delivery based on the size of your home.

 

Question: 
How long does it take to put one of these houses up?

Answer:
The average one story 2000 square foot house the wall package can be erected in a matter of days. The estimated completion time from foundation to move in is about 4 months.

 

Question:
How long does the package take to be delivered?

Answer: 
First you will order the plans for the home (contact us for the price of the plans). Then, you will submit for a building permit. Depending on the season, we typically need approximately 6 weeks lead time for delivery.

 

Question:
What does the framing package include?

 

Answer: 
Our framing packages include the exterior dry Douglas Fir walls with sheathing/siding, interior stud framed walls, building paper, Milgard dual pane windows, exterior ThermaTru doors, engineered roof trusses, roof sheathing, second floor joists and sheathing, and all of the hardware to create a lockable shell.

Can you help us find land?

Answer:
We have a local Realtor source we can refer you to assist you with your land search.

 

Question:
About how much does the complete construction of these houses cost?

Answer: 
Construction costs vary depending on the contractor, the area you are building in, and the amount of work, which you can complete yourself or sub-contract. An estimate from foundation to finish, including the package is approximately $135 (& up) per square foot for a turn-key project; $105 - $110 per square foot when utilizing sub-contractors; and $75 per square foot for materials only (owner-builder). This would not include the lot or property development (grading, septic, well, power, driveway, permits, etc).

 

 

Question: 
Can we hire DC Home Packages to complete the rest of the construction?

Answer: 
No, we specialize in the framing packages. We cannot complete any of the on-site construction. We have a referral list of contractors we can send you, which can complete any or all phases of the project.

 

 

Question:
How much will my permits cost?

Answer:
Permits and fees vary by county and parcel number. You may contract your local building department for the county you are building in, provide your address or parcel #, and they can provide you with the necessary information. (Possible Additional Fees: School, Road, and Fire).

 

 

Question:
Can I make changes to your plans or can I have a custom plan?

Answer: 
Our standard Signature Series plans can have some revisions. Contact us to discuss the changes you are interested in making, and we will verify the feasibility of the changes with our drafter and engineer. Also, our factory has drafting and engineering services to create your own plans. If you have plans already, we can provide you with a quote for a framing package from your plans.
